A notarial deed is not uploaded anywhere.
Three files nobody should paste
- The draft sent to a chat for a second read
- A conveyance carries the name, tax code, address and marital status of every party, plus sheet, parcel and unit numbers. Pasting it whole is a transfer of personal data to a supplier, for a purpose you did not choose and usually cannot read.
- The anti-money-laundering file
- Data collected for AML has one purpose and a retention period written into the law. Feeding it to a model to get a position summarised is not that purpose, and it does not become that purpose because the answer is useful.
- The attached searches
- An attachment carries more than what shows on screen: the text layer of a scan, the PDF metadata, the tracked changes in a .docx. Taking a value off the page does not take it out of the file, and the file is what gets sent.
Land registry data, tax codes, amounts: one at a time
Omissia reads the document, proposes what it found and waits for your confirmation. Tax codes and VAT numbers are checked against their control character; names, addresses and land registry references are proposed by a model, and you confirm them.
And it is not only the AI: the same export serves when the draft goes to the bank, the deed to the colleague giving an opinion, or a similar deed to the client who wants to see how one is made. You export and stop there, and the way back is not used.

What a notary gets asked
A public officer answers for what they sign. A tool does not move that responsibility, and none of these answers can be improvised.
- Can a notary use artificial intelligence?
- As support, yes. Italian Law 132/2025 allows it for supporting activities, provided the professional’s own intellectual work stays predominant, and requires that the client be told (Article 13). The signature and the responsibility for the deed remain with the notary, and no tool moves them.
- Does it recognise land registry references too?
- Yes: sheet, parcel and unit numbers sit in the vocabulary of data types alongside names, tax codes, VAT numbers, IBANs, addresses, amounts and dates. The full list, with how each value is recognised, is on the “How it works” page.
- Does the AML data stay where it is?
- Yes. Omissia sends nothing over the network: the analysis runs on the computer and the mapping between placeholders and real values is encrypted with the system keychain. Delete the case file and the mapping goes with it, after which the model’s answer can no longer be reassembled.
- Do I need a connection to work?
- No. The network is used for signing in, for the licence check and for updates. The analysis and the language model live on the computer, and a deed never travels in a network request.
Written for the notarial office
The pieces that answer the questions notaries arrive here with.
Your practice software added AI: ten questions for the supplier
A “summarise” button inside software that already holds the data is not the same as one that sends it out. How to tell, and what to ask.
Having a model draft a clause without giving it the parties
The precedent bank is the part you can share, the parties are the part you cannot. How to separate what the model needs from what it does not.
Sheet, parcel, unit: why land registry data identifies
A land registry reference is an address, and an address can be searched. Removing the names and leaving the registry data anonymises nothing.
The anti-money-laundering file is not a document like the others
One purpose, ten years of retention, and the Article 39 prohibition: why due diligence data does not leave, not even for a summary.
A notarial deed handed to a model: what actually leaves
For a notary the secrecy rule is not the one that applies to other professionals, and the AML file is a separate case. What a draft deed contains.
The price is the simple part.
Every feature in every band: the only thing that changes is how many seats you need. Annual or month to month, as you prefer.
One seat
€12.50per month
billed €149.99 a year · VAT excl.
One lawyer, one computer. You may install it on the laptop you take to a hearing too, as long as the same person uses it.
Two to four seats
€37.50per month
billed €449.99 a year · VAT excl.
A small firm. It is one price for the band, not per seat: four seats for the price of three, and three cost the same as two.
Five seats or more
Let’s talk
From here up we work the price out together, because how it is installed and who holds the licences changes too. Write to us and we will talk.
